The Inaugural Costa Mesa Community Run presented by The Brian “Bubba” Kapko Foundation is scheduled for Saturday, April 26, 2008! Thanks to the involvement of our community, parents, administration, and alumni of Estancia and Costa Mesa High Schools, TeWinkle Middle School and Costa Mesa Middle School, we will be celebrating the grand opening of the new stadium on the Estancia High School Campus, as well as the promotion of the spirit within our schools and community.
The Costa Mesa Community Run will be a major fundraiser for these schools. We also hope that this event will become a permanent and on going means through which our schools’ supporters can make donations. We encourage you to become a part of the great educational foundation that exists at our school.
Your donated dollars will directly enhance the education of our students and continue to ensure the tradition of excellence at our schools. We will recognize donors for this year’s Costa Mesa Community Run by having your name and business logo in the Costa Mesa Community Run brochures, on all our signage, as well as prominent displays on the day of the event.
Donations will always be welcome and sponsorship recognition will be added to subsequent brochure distribution.

Bank Repos In Costa Mesa and Other Orange County Cities Bank owned homes are continuing to be a great place to shop these days. Many homes are priced up to and over $200,000 below some recent area sales. The best way to find these great buys is to hook up with an experienced Real Estate Agent/ Broker and call them weekly and let them know how serious you are to find a home in today’s real estate market. Get fully approved for a loan, have you letter in hand from the lender. Get it to the agent you feel most comfortable with that has your best interests at heart. Start shopping! Most bank owned homes that are on the market are priced very aggressively will sell with 1 – 4 days of coming on the market. Be prepared to get out and view on your lunch hour! Waiting till after work could cost you $1,000’s + most likely the home will be gone! I recently sold a home that had 30 offers on it. It was offered about $175,000 below the last sale. This home required a cash offer as no bank would loan on it! My client the buyer was very fortuante to have been the winner on this home. It did help that I knew the home and the area very well. I had represented the seller on this home several years ago when it sold for almost $700,000! So the moral of this story is to hook up an agent and let them know you want to get in on this market before it ends! THREE LITTLE WORDS!
There are three little words that can make buyers very anxious: Offer To Purchase. However, there need not be any mystery or fear attached to that phrase. With an experienced professional guiding the process, feelings of trepidation can quickly turn to excitement and enthusiasm.
While many terms and conditions may be attached to an offer, the real biggie, of course, is price. While you may have heard that your offer should be a certain percentage below the asking price, or even a percentage below what you are willing to pay, consideration of your offer will always be affected by the laws of supply and demand.
When buyers compete, sellers often see full-price offers. However, when inventories are high and demand is lower, an offer below asking price could be in order. Typically, your offer will be presented to the seller(s) and/or their representative(s). The seller may accept or reject the offer, but it’s quite common for the seller to reply with a counter-offer.
Since it’s often not a simple Yes or No answer, it is absolutely critical for you to stay in close contact with your representative, so that negotiation is handled smoothly and in a timely manner. Take heart that a counter-offer is not a rejection. As long as the offer is on the table, you can nearly always negotiate your way to Yes!
